Aug. 5 — Microsoft, Meta, Oracle, Amazon and Alphabet have collectively lined up about $1.09 trillion in future lease payments, largely tied to data-center buildouts meant to power AI development, Reuters reported, citing ChainThink.
The amount is almost four times the $285 billion in lease liabilities the five companies currently recognize on their balance sheets. Under accounting rules, data-center leases that are signed but not yet in service are typically not booked as liabilities; instead, they are disclosed as future payment obligations.
Oracle reported $260 billion of "uncommenced" lease commitments, about seven times its recognized lease liabilities of $37.89 billion. The leases are expected to begin coming online between fiscal years 2027 and 2029, with typical terms of 15 to 19 years.
Microsoft disclosed $32.91 billion of uncommenced lease commitments, and Meta reported $27.899 billion, plus an additional $68 billion in data-center lease agreements signed in July. Alphabet and Amazon reported unstarted lease commitments of $85.2 billion and $137.21 billion, respectively.
Reuters noted that if AI computing demand ultimately undershoots expectations, the companies could be left with long-term, high rental obligations and underused capacity.
